What is your Cancellation Policy?

BY PLACING THIS BOOKING AND PAYING A DEPOSIT, YOU ARE ACCEPTING ALL OF THE TERMS AND CONDITIONS OF THE BOOKING AS LISTED IN THE SECTION, AND AS PER YOUR CONFIRMATION INVOICE.

  • ALL CANCELLATIONS WILL RESULT IN LOSS OF THE DEPOSIT.
  • IF YOU GIVE US 1 MONTHS NOTICE PRIOR TO ARRIVAL, A FULL REFUND WILL BE GIVEN (EXCLUDING DEPOSIT).
  • IF NOTICE IS LESS THAN 14 DAYS PRIOR TO ARRIVAL, A 50% REFUND WILL BE GIVEN (EXCLUDING DEPOSIT).
  • LESS THAN 7 DAYS PRIOR TO ARRIVAL, NO REFUND WILL BE GIVEN.
  • THERE WILL BE NO REFUND FOR EARLY DEPARTURE.
  • IF YOU WISH TO CHANGE DATES FROM THE ORIGINAL GIVEN, SUBJECT TO AVAILABILITY, THIS IS NOT A PROBLEM, THE FIRST CHANGE WILL BE FOR FREE, ANY SUBSEQUENT CHANGES WILL BE $40.

Can I book a specific home or condo?

Every effort will be made to ensure you stay in the specific home, townhouse or condo you book and view online. In the event of an unforeseen circumstance (such as a maintenance issues) the booking may be moved to a property of equal or greater valued/amenity. If this occurs, you will be notified at the earliest date possible.

Are your properties time share?

NO. All of our homes, townhouses and condos are owned by individual investors. We manage the properties on their behalves. We are not affiliated with any time share company. If, however, you are interested in purchasing a home or investment property, we have licensed real estate agents who will be glad to answer any questions you may have.

What do I need to bring with me on my vacation?

Each of our homes, townhouses and condos is fully furnished and equipped to the highest standard including fully equipped kitchen with cookware, dishware and utensils; fresh towels and linens with spare sets; dishwasher, microwave, washer, dryer, cable TV and VCR and/or DVD. Arrival soaps and tissues will be provided. Cleaning supplies and additional soaps or paper products are not provided, we also recommend that you bring a beach towel with you.

Do the homes have pools?

Condos and Townhouses are in communities which provide a community pool. We also offer townhouses with a private splash pool. Each of our private homes has a private back yard screened-in pool.

Are the pools heated?

Pool heat can be provided for most homes for an additional daily or weekly charge. Pool heat is recommended from October-April. Condo/Townhouse communities provide community pools which are heated.

Are the properties cleaned daily?

No. The property is cleaned prior to your arrival and after your departure. You may request a mid-stay clean at a standard cleaning rate.

Do you allow pets?

We do have homes where pets are allowed. There is a non-refundable pet fee per pet, per stay.

Will there be a telephone in the property?

Most of our homes do have a telephone provided.

What are the check-in and check-out times?

Check-in is at 4:00 pm. Check-out is at 10:00 am. An early check-in or late check-out may be requested 24 hours prior to arrival or departure. There will be a $15 charge per hour for early or late check out. This request can only be granted if there is no reservation prior to arrival or departure.

Will I receive a confirmation with arrival instructions and directions?

A confirmation will be sent to you upon receiving your reservation deposit. The confirmation will include a breakdown of all your charges, maps, a lockbox code to retrieve your keys and discount attraction prices.

Where do I pick up the keys?

The keys are located at the property in a lock box. The details of the code will be given to you in your confirmation letter. So it is never a problem if you are going to arrive at a late hour to the home. It is the responsibility of the guest to bring this important information with them to ensure your check in goes smoothly, as it will provide the address and lockbox code to the property.

Do you offer transportation to area attractions?

We do not have a transportation service from our resorts to the attractions. Our staff will be happy to assist you in arranging a taxi or car service to your destination, or for larger groups, we do work with transportation companies that can carry a greater number of passengers.

How far will my vacation rental property be from Disney?

All of our properties are located just a short drive from the area attractions, including Disney. If you would like to be in close proximity to a particular attraction, please make this request known at the time your reservation is made*

Do you have wheelchair accessible properties?

We have ground floor condos available and all of our homes have either a bedroom downstairs or a sleeper sofa in the living area. If you do have special needs, please make this request known at the time your reservation is made.

Cancellations may be called in, however, a written notice is required. Cancellations made 30 days prior to date of arrival will forfeit the deposit; any cancellations within 30 days of arrival are automatically subject to forfeiture of advance payment as defined in our cancellation policy detailed on the confirmation letter.

Deposit:
This is taken by credit card, will confirm your reservation and is a non refundable deposit.. The balance is due 30 days prior to arrival and will be charged to the same credit card unless you notify us otherwise. If the booking is within 30 days, the full amount is payable at the time of booking.

Payment by check:
The balancing payment may be made by check. Send amount of payment 35 days prior, as indicated by due date. You must notify us that you are sending a check in order that your card is not automatically charged. If paying by credit card: you are authorizing us to charge your account for Payment upon receipt & Payment 30 days prior to your arrival.

Check out procedures:
All trash removed and placed available for pick up. Food items should be thrown away, if trash is left in the property, charges will be made Doors and windows locked, and electrical equipment turned off. Keys returned in accordance with the instructions. Any other damages to the home or negligence resulting in damage to the homes or contents will result in repair costs at your expense.

Any damages or problems not reported by the tenant in occupancy will be charged to the tenant using the credit card details given at the time of booking.

Occupancy:
Restricted to number of occupants as described for that villa & specified.

Accommodations:
Every attempt is made to provide accurate information. Distances quoted are approximate and we cannot be held responsible for any misinformation you may find. Complaints, if any, should be in writing.

Telephone:
Most of our units are equipped with phones for convenience and safety where provided. Please do not abuse this privilege by charging or receiving long distance calls to the owner’s phone.

Additional services:
Pool Heat: as defined on your confirmation letter or as notified at the time of booking (only for homes with private pools), BBQ ( where possible) $50/wk

Cleaning fees apply for less than 7 nights stay in a condo, 7 nights in a townhome and 7 nights in a pool home, unless otherwise stated at time of booking.

Repairs:
No refunds are issued for malfunctioning equipment. All problems will be corrected as soon as possible if notified. Agents or an authorized employee may enter the premises for purpose of repair or maintenance.

Lost Keys:
There will be a charge of $35.00 for lost or un – returned keys.

Personal Property:
All property is left in the homes at renters own risk. Our houses are very secure and if you ensure that they are locked at both the front and back of the house when you leave, your personal effects will be safe. FDV is not responsible for any items left in the properties.

Check in/out:
Checkout is at 10 AM. Check in at 4.00 P.M. please do not arrive early or depart late without prior permission. Guests needing extensions may request a late checkout upon approval. We will try to accommodate those needs whenever possible. If permission is not given prior to actual day, charges will be incurred to the credit card on file.
